How to use the worksheet

  1. Use “Proposal A” and “Proposal B” or your own short labels. You do not need to enter a name, address, or contact details.
  2. Copy the total and measured roof surface from each proposal. Use the same currency and square feet for both; use surface area before ordering waste.
  3. For each scope item, select only what the written proposal actually confirms. “Unknown” is the correct answer when the language is missing or unclear. Record quantities, limits, and responsibilities in the notes.
  4. Review the comparison and take its open questions to each contractor. Get clarifications and revised scope in writing before evaluating the price difference.

A completed example: decking allowance

Proposal A says “deck replacement excluded; unit price to follow.” Mark decking Excluded and ask for the unit, unit price, documentation, and approval process. Proposal B says “includes three 4 × 8 panels; extra panels at the stated unit price.” Mark Included with a limit and record the panel count and extra-work terms. Those bids still do not contain the same deck-repair scope.

What the result means

Price per square foot is the entered proposal total divided by its stated roof surface. It does not correct for omitted work, differing materials, taxes, or hidden conditions. A blank price or area remains unknown, and no contractor score or automatic winner is produced. The worksheet cannot authenticate a contractor, interpret a contract, or verify a roof measurement.
