What determines roof replacement cost?

Start with measured roof area and the proposed system, then account for removal, disposal, deck condition, flashing, access, permits, and any additional work. Two totals become comparable when their scope and exclusions are comparable. A national average or material-only price cannot settle what your specific roof should cost.

  1. Which quantity is being priced?

    Living area, horizontal projection, measured roof surface, and an order including waste are different quantities. Ask which one appears in the proposal and why. Keep linear feet and individual accessories in their own units.

  2. Which work does the total include?

    Read the exclusions alongside the description. A bundled price can be clear, and an itemized price can omit essential work. Compare specified obligations before evaluating the arithmetic difference.

  3. What is still unknown?

    Keep a short log of unconfirmed conditions, the person responsible for answering each question, and the process for documenting and approving changes. A blank cost is unknown, not zero.
