Is a screw-down metal roof a sensible choice for a house?
It can be, when the exact panel suits the roof slope and exposure and you accept periodic inspection of its fasteners, laps, and flashings. Screws pass through the panels and depend on sealing washers. Compare the complete assembly and future service access before treating a lower panel price as a lower lifetime cost.
Start with the profile, then the building underneathSection link
Exposed-fastener describes the attachment, not one universal roof. Rib shape, sheet thickness, coating, support spacing, side laps, end laps, and fasteners belong to a particular system. A familiar corrugated appearance does not establish residential suitability. Ask the contractor to identify the manufacturer and profile on the proposal and supply the installation document that matches it.
For a concrete example, Union lists MasterRib with 36-inch coverage, a 3:12 minimum recommended roof pitch, and options for solid decking or open framing. Those are MasterRib specifications, not permission to use any metal panel on a 3:12 house. A heated home also needs a coordinated deck, underlayment, insulation, air-control, and ventilation arrangement. An agricultural building detail may leave those questions unanswered.
Ask how the roof drains at valleys, walls, and penetrations. A long uninterrupted panel can reduce end laps, but panel handling, movement, and the available installation detail still matter. The project should not acquire improvised seams simply because the delivered sheets are easier to carry.
A washer seals a hole; tightening is not a universal repairSection link
A fastener must grip the intended support and compress its washer as designed. Union’s 5V instructions illustrate underdriven, overdriven, and correctly installed screws, warning that overdriving can dimple the sheet and collect water. That makes a proposal to tighten every screw without diagnosing its condition worth questioning.

These are inspection questions, not instructions to climb onto the roof. Ask for location-marked photographs and the proposed repair detail. A close-up showing one defective washer does not establish that every fastener has failed, and a photograph of sound paint does not establish that the washers are sound.
Price access and maintenance along with the installationSection link
Set the service schedule from the actual manufacturer instructions and site exposure. Union’s metal-building maintenance manual calls for regular inspection and additional attention after severe weather or work by other trades. It also emphasizes drainage and cautions against surface smears of sealant as a lasting repair for failed metal joints. Its schedule is a useful discussion starter, not a universal washer replacement interval.
For your comparison, create three lines: initial complete installation, planned inspection and access, and repairs that are excluded from warranty. Use real local quotations for the first two; keep the third as an explicit uncertainty. A difficult two-story valley may make a small future repair expensive to reach. A straightforward accessible outbuilding has a different ownership calculation.
Separate a finish warranty from watertightness and workmanship coverage. A long paint warranty does not answer who pays to find a leak or replace deteriorated fasteners. Request the relevant documents and maintenance obligations before signing. Also record the panel finish and fastener product so a later roofer can identify compatible replacements.
For example, suppose bid A offers exposed-fastener panels and bid B offers concealed-fastener panels. Before comparing totals, put both roof sections side by side. Does each include a sound deck, the same extent of wall flashing replacement, and removal of old layers? Does either exclude the porch because its slope requires another system? Ask each contractor to price the missing work so the apparent difference represents a real choice between assemblies.
The completion record should include photographs of the finished roof and the concealed details taken during work, material identifiers, maintenance instructions, and warranty contacts. Ask who supplies an inspection report after service and how changes by later trades are documented. Those records are particularly useful when a future leak appears near an added vent or antenna and several installers have worked in the same area.
Choose this system when its appearance, documented application, installed price, and service plan fit the building. If reducing exposed fastener penetrations is a priority, compare standing seam metal.
